Hi Beth.

I'm not sure we get enough visitors to this site (yet) for it to be an effective vehicle for selling or exchanging your cabin.

It depends upon how quickly you'd like to sell it. If you want to sell it quickly, you may want to consider a real estate broker. John Poltrock sold some land for me this spring and did a great job with it. We have several other great brokers in the area, too.

(I have no experience with private real estate sales.)

I have a brand new 840 sq ft 2BR 2BA all-log cabin, tastefully furnished, built in 2009 on a 1 acre lot in a mountain setting 6 mi to town. I am considering selling the property, preferably on private sale, in order to minimize my loss and maximize benefit to the buyer. Exchange with land or longterm rent will also be considered.

I have another lot where I would like to build my primary residence.

I would keep your cabin updated only. However, if you are going to wait at least 3 years to move then take your time to just drywall the basement and put in flooring. Have it plumbed and wired too. It is not going to do any any good in this market, but the next few years it should be worth it. Cabin with a 2/1 are selling well at around the 100K mark right now. Hope this helps!!!! My cabin was built in 1990. it is a 2 bedroom, 1 bath... I have a wooded setting that is on HW 129... I have done numerous remodeling jobs to bring the property up from its former condition. Tonight I have my fairly new woodburning stove keeping me warm and saving some money!

How many BR and BA do you have in the cabin right now and do you have a creek or a view?

I Have a 760 Sq ft. cabin on 1 1/2 acres on HW129. I have remodeled the main floor, painted the entire exterior, new gravel, 12x20 building on it... Private setting with mostly flat ground... I am getting married in May. My question is "What is better to focus on... Should I finish in our basement to create a 2nd bath and utilize that space or should I just save the money because we hope to move in 3-5 years to a bigger house with 10-20 acres... ?" Thanks for your advice!

It's unfortunate that one market has such an impact on our community. But, with a lot of people employed in construction in one way or another, and our main market being from FL where it's been hit so hard, we're really feeling the effects. But, it could be worse! Am thankful to be working with a great company and a great owner whose main focus is professionalism and the success of her agents.

I hope you're right about the real estate market in Murphy picking up next year. As you know, it's a major part of the engine that drives the local economy.

Real estate has been going up-and-down this past summer. We're still seeing some activity, and expect to until January when it typically slows down until May. I am excited for next summer as I do believe the market will pick up and be better then this past summer. As you may know, there hasn't been a better time to buy property than now. I've sold some properties at unbelievable prices...wish I had the money to invest myself! Our market continues to be stronger than many other markets. We're still in a buyer's market and will continue to be there probably until 2011 where it'll start to level out and return to a seller's market.
