Hi John, While a second bathroom is desirable when selling a house, you don't need to focus on finishing the basement at this time. If you want to do something in preparation for selling in a couple of years, you could have the basement framed so a prospective buyer can get an idea of how the basement will "lay out." Some buyers have difficulty envisioning what's not there. Am assuming your home is 2 bedrooms? It should be at least 2 bedrooms to sell it. If not, then finishing the basement would be a good idea to do before selling. Feel free to contact me with any questions, concerns, or for more information on the market and remodeling. Hi Carol,

Thanks for the info... My fiance likes the idea of doing some of the prep work, we hope to use that space for storage and maybe laundry... So doing some of the work looks like the way to go! Thanks for the advice!

Sorry for the wrong name, Frank. No problem on the advice...that's my job! Also, a side comment. If you do any remodeling, consider doing something unique. It doesn't have to be a big thing, but something that makes your home stand out. Some ideas: putting a small stained glass window somewhere; a clawfoot tub in a bathroom; unique kitchen/bathroom faucet; if making a wood interior wall, put the wood on the diagonal rather than horizontal or vertical. There are so many homes here that look the same that setting yours apart in some way (although earthtones are a desirable interior paint color, so don't go wild with pain) makes it more appealing.
